Guide for buyers and sellers
1ST STEP: DEPOSIT, CONTRACTS.
- Once you have seen the property you like, to assure the property you deposit a reasonable amount (normally 10%), you then sign the contract indicating the price,conditions and final date for the signing of the title deeds this will then reserve the property exclusively for you not being able to sell to a second person.
- It is important to understand the details of the contract, in case the purchaser does not follow through with the contract they will loose there full deposit. If the seller does not follow through with the contract he is obliged to return the full amount of the deposit.
2ND STEP: SIGNING THE TITLE DEEDS, NOTARY AND FEES.
- The date has arrived for the signing of the title deeds at the notary with the buyer and seller.
- The fees that are to be paid are: seller: plusvalia(council tax) buyer: 10% of the declared price and notary and registry fees. All of these fees have a 30 day period to pay.
- 24h before the signing the notary orders a land registry form to confirm all is in order, such as titlers, free of charges and totally legal.
- If it is necessary depending on the buyer or seller dream casas will translate the title deeds before signing.
- There is one other fee in case of a foreign seller "non resident". a 3% of the declared price is retained from the seller, this will be the buyer who retains this fee, whos then responsibility it is to pay this within the 30 day period.

3RD STEP: ELECTRIC, WATER, ETC.
- Now you are the owner of the property, the next step is to transfer all bills such as: water, electric, yearly propery tax(suma), community etc into the new owners name. Dream Casas can also attend this step for you, with the necessary documents.
